I am writing to expose my devastating experience with agent Victor Caputis, his house-flipping company Caputis Investments LLC, and real estate agents Marlene Arévalo and María Castro. They completely abused my trust and professional relationship to push through a fraudulent transaction. Marlene and María explicitly assured me that they knew the seller well, stating he was reliable and that the property was in good condition. However, immediately after the sale closed and they secured their commission, they completely changed their story and denied even knowing him. They used the LLC structure to perform superficial, negligent repairs to hide catastrophic structural damage, including severe foundation issues and an unpermitted, failing roof. They intentionally withheld this information and pressured me into a rushed closing. Do not trust Victor Caputis, Caputis Investments LLC, Marlene Arévalo, or María Castro. They lack professional ethics and operate with a complete absence of transparency. Marlene completely misled me regarding home inspections. She pressured me to only get a basic 4-point inspection, telling me to tell the inspectors that was all I needed. I trusted them as professionals, only to find out they hid severe structural damage. They lied about knowing the seller, Victor Caputis, who used his company Caputis Investments LLC to hide catastrophic foundation and roof issues just to secure a quick sale. Total abuse of trust and lack of ethics

Awful experience with Evie and Orlando Our property was listed, no one ever stopped by to see the property in person, we tried several times, the wording in the listing was only part correct, could never get it corrected. Horrible customer service . They only thing that I did like was how fast they cancel the contract!!!!! I Thank You For That
